General Information
Please exercise care and good common sense in the use and occupancy of your home. Take care to keep it clean, neat, and orderly. Guard against abusing property, fixtures, and equipment. Please refer to your lease for the list of repairs and maintenance that are the tenant’s responsibility. CHANGE YOUR AIR FILTER MONTHLY! If you have any questions about operating any appliance, plumbing or heating system, please do not hesitate to give us a call. We will be happy to assist you.
Payment of Rent
Rent is due on the first of every month. After the THIRD of the month, a $50.00 flat fee is charged and $10.00 per day (including weekends) late fees will be charged until balance is paid in full. Any tenant who has not paid their rent in full will be subject to late fees and court action as outlined in the lease. Rent is to be paid in the form of personal check, money order, or online via your tenant portal. No cash payments will be accepted. There is a $50.00 charge for each check returned by the bank for nonpayment. Please be aware that a poor rental payment history may affect your credit rating.
General Repairs and Maintenance
When repairs are necessary, you may submit a maintenance request online through your tenant web access. Our maintenance team will contact you to set up an appointment within 24 hours of your call.
Note: When you agree to a date and time to meet our maintenance team and no one is at the property when maintenance arrives, you will be charged a no-show fee. If we find that the maintenance call is considered an illegitimate claim or a tenant related damage, the tenant will be charged the full service call fee.

Emergency situations include gas leaks, break‐ins, no heat, no hot water, or busted water lines. In case of an emergency, please take the following appropriate actions first:
- Gas Leaks ‐ Immediately report a gas leak to 850.891.4YOU(4968)
- Break‐In ‐ Dial 911 to report a break‐in; then contact Core at 850.702.9100 to secure the property.
- No heat or hot water ‐ if the home has a gas furnace, check to make sure the pilot lights are lit first. Place a call to the office or the emergency line (if after hours) immediately so we may contact technicians.
- Busted water line ‐ turn off the main valve to the house or the valve location closest to leak ‐ call the office immediately or the emergency line if it is after hours.
Locked Out?
Keys will be provided only to residents named on the lease. Please have proper ID with you when picking up the keys. If you are locked out during hours when the office is closed, you must call Pop-A-Lock at 850-224-6736, or other professional locksmith, and the charge will be at your expense.
Safety and Liability
Please keep all doors and windows locked when you are not at home. As the tenant, you are responsible for insuring your personal belongings and contents against fire, theft, water damage, and other casualties. Structure and the property owner assume no liability or obligation for tenants’ personal belongings and contents. Renter’s insurance is available through most insurance agencies.
Notice of Non‐renewal
If your lease ends in July and you do not intend to renew, please notify our office in writing by January 15th. For all other leases, please notify our office in writing within sixty days of your lease ending. Remember to follow the directions on your security deposit agreement to insure timely release of your security deposit.
